Talk with RomonaPlanning estimate only, not mortgage pre-approval. A lender or mortgage broker must confirm your eligibility, rate and borrowing limit. Your comfortable budget may be lower once everyday expenses, savings and emergencies are considered.
How this estimate works
This model assumes an owner-occupied home in Ontario, a traditional down payment (such as savings or a non-repayable family gift), 25-year amortization and monthly payments. It uses nominal annual interest compounded semi-annually. Other products, amortizations, rental properties, borrowed down payments, leasehold costs and lender-specific debt assessments are outside this model.
The qualifying rate is the higher of 5.25% or your entered rate plus two percentage points. Estimated housing costs at that rate must fit within 39% of gross income, and housing plus entered debts within 44%. Qualification includes property taxes, heating and half of condo fees; the displayed monthly subtotal includes the full condo fee. Property taxes and heating stay at the amounts you enter, so adjust them for the home you are considering.
The minimum down payment is 5% up to $500,000, then 10% of the portion above $500,000 for prices below $1.5 million. At $1.5 million or more, this model requires 20%. For down payments below 20%, it finances an estimated CMHC premium of 2.8%, 3.1% or 4%, depending on the loan-to-value tier. A 20% or larger down payment is modelled without a premium. The estimated ceiling is rounded down to the nearest $1,000 where possible.
Credit, employment, property eligibility, income verification and other underwriting requirements are not assessed. These guidelines can change. Sources checked October 1, 2026:
