See the cash flow behind the property.
Compare expected rental income with the money needed to own and maintain the property. Use monthly estimates in Canadian dollars; totals update as you type.
1. Income and vacancy allowance
Use the rent before vacancy or uncollected-rent allowances. Combine the units included in your plan.
For example, parking or storage income. Exclude refundable tenant deposits.
Enter a dollar amount, not a percentage. Deduct it here only once; do not also reduce the income above.
Your estimated cash flow
Monthly cash flow before income taxEnter your income and costs to compare them.
Try a lower rent, a larger vacancy allowance or higher costs to see how your plan changes.
2. Monthly cash costs and reserves
Include principal and interest. Use your lender’s payment estimate.
Divide an annual estimate by 12. Exclude any amount already included in the mortgage payment above.
Include only costs you pay separately from condominium fees or other entries.
Include routine maintenance and money set aside for larger repairs. Count each amount once.
Include recurring costs not entered above. Keep purchase, closing and initial renovation funds separate.
All amounts are CAD. Blank boxes count as zero. Missing expenses can overstate cash flow. This is a planning estimate before income tax, not taxable profit or net operating income. It includes mortgage principal and reserves; it does not forecast property appreciation or calculate tax deductions. Confirm your assumptions with your lender, accountant and other qualified advisers.
Keep purchase, closing and initial renovation funds separate. Plan your purchase funds with the Buyer Cost calculator.
